Your goal in holding an open house is not to sell the home; it is to put yourself in the path of opportunity—the business opportunity to meet people, add to your database, and set appointments. In addition, your sellers may expect you to hold their house open as part of your marketing plan.

NAR statistics show that almost half (45 percent) of all buyers use open houses as a source of information during the search process.

Personally try to only do open houses in my local area, and homes that are mid. range priced between $175,000 – $300,000 which appeals to both first time and move up buyers.

I also prefer hones with a max. of 3 or 3 turns in sub divisions.

I consider an open house to be a sucess if I get 3-4 buyer leads from it.

 

3 Days before Open House

  • Put out yard sign with open house rider times.
  • Add home to CSS, MLS, realtor.com & dfwopen.com, OpenHouse.com or check that listing agent has done so if applicable.

 

2 Days before Open House

  • Leave a flier at each door in neighborhood in a 3 block radius, usually 50 – 100 homes.
  • Advertise the open house on Craigslist.
  • Mark on map where you’ll place signs.
  • Hit the ‘create event’ button on Facebook, and fill in all the details about the open house you have selected, including the time and place.
  • Select your friends on Facebook and other users to attend your open house.


Night before Open House

  • Put out your Open House directionals.
  • Use the MLS to compile information on comparable alternative properties in the area.

• 2–3 similar properties

• 2–3 properties in both a lower and higher price range

• 2–3 properties with one more bedroom

Day of Open House

  • Use program like walkscore, it shows you all amenities in the neighborhood within walking distance.
  • Put out business cards & property flyers in a prominent spot such as dinning room table or kitchen breakfast bar.
  • Place helium balloons on yard sign.
  • Put out bottled water in kitchen area, especially if doing open house in summer months.
  • When every buyer arrives greet them with a smile and hand them a property flyer and business card and invite them to look around the home.
  • Before they leave ask them for their name, email and contact number and whether they are working with an agent or not.
  • You can also ask them for a FaceBook friend request.

Our local elementary school, Boals Elementary, has started a program encouraging students to walk to school each Wednesday morning.
Although there are students walking and biking to school every weekday, there has been a noticable increase in walker/biker traffic on Wednesdays 7:15-7:45 a.m. around the neighborhood.
Please keep an eye out and be extra cautious.

* Outside Faucets – protect with hose bibs.

* Windows – Check exterior window seals for gaps. Leave bottom open for draining.

* Smoke Alarms – Change batteries. Install in each bedroom, hallway and house level.

* HVAC Maintenance – hire a professional HVAC tech check your heaters for the winter especially if they’re gas.

* Air Filters – change regularly according to the unit.

* Going On Vacation? Shut off water heater and all water supply if leaving for extended period of time.

* Clean those gutters.
