The latest Trader Joe’s store opened today in Plano, TX and is the second Trader Joe’s in the DFW area. It is hoped that Trader Joe’s 2nd store opening will bring increased competition to other local supermarkets such as Central Market and Whole Foods.

So I Told You The Market In Frisco Is Great….Just Sayin…

Frisco TX Real Estate Market is HOT

One question every Realtor® gets asked frequently is “how’s the market”. I love to hear this question especially in today’s hot Frisco TX marketplace. Right now (June 2012) we have 3.2 months of inventory which puts us firmly in a Sellers Market.

Definition of a Sellers Market is:

A market which has more buyers than sellers. High prices result from this excess of demand over supply.

Another way to look at the market is through the amount of Inventory.

Buyer’s Market – more than 7 months of inventory.

Seller’s Market – less than 5 months of inventory.

Balanced Market – from 5 to 7 months of inventory.

As I mentioned above we currently have 3.2 months of inventory in Frisco. If you are currently looking for a home you will notice that in Frisco there is a shortage of supply especially in the $175k – $275k range. So if you do find a home you like, put in an offer now, because if you don’t somebody else will.

If you are thinking about listing your Frisco TX home then now is a great time to do so don’t delay. This is the busiest time of the year with the schools out for the summer, the warm weather and more daylight all adding up to more buyers out there looking to buy.

Currently this year I personally have sold all my listings within 30 days with more than one home going under contract in less than 7 days and receiving multiple offers.

Craig’s List Real Estate Fraud Alert!

During a recent office meeting we were made aware that there are several scams that are affecting, currently, people looking for leases. It is highly likely that this scam will graduate to For Sale by Owner (FSBOs) properties as well.

In a nutshell, there are two versions of this scam. In one version the scammers are posting on Craigslist homes that are legitimately on the market for sale, but listing them as for lease. The interested party calls the number and learns that the owner (the scammer poses as the owner) does indeed have the propertly listed in MLS for sale, but is frustrated and trying to lease it as well. Just send in a check for the securty deposit.

In the other version, the scammers list on Craigslist a property already listed for lease, but at a discount. The story is similar, owner is frustrated and offering it on their own. Send in your application and check for the application fee as well as a check for the first month’s rent as a security deposit.

The scammed never see their money again!

The moral of the story is beware listings on Craigslist where the owner claims to be doing something behind his or her agent’s back. This is unethical and illegal.

It is a good thing to have an agent represent you in a residential lease for several reasons, but this is one of the best.

Plano, Texas, beats New York City if building wealth is your goal, according to a new survey.
If you’d like to build a nest egg with your paycheck, it may be time to give up New York and head for Plano, Texas.

A survey by pay experts at Salary.com evaluated 69 cities with more than 250,000 people and ranked the Big Apple last. Plano came in first among American cities in which to build personal wealth.
The survey, based on census data and Salary.com analysis, focused on local salaries, the cost of living and unemployment. Secondary factors, such as diversity of the local economy, residents’ education, percentage of population below poverty level and commute time were also measured.

According to the survey, the top five cities are home to some of the nation’s largest companies and have recorded strong periods of growth. Following first-place Plano came Aurora, Colo., Omaha, Neb., Minneapolis and Albuquerque N.M.

New York’s diverse economy and highly-educated residents couldn’t save it from sinking to the bottom due to its high cost of living and paychecks that just aren’t “inflated” enough to make up the difference, the report stated.

On Sunday, November 20th, The Shops at Legacy will kick-off the holiday season by hosting “The Lights At Legacy”, a fun-filled tree lighting ceremony enjoyed by Plano residents and surrounding communities. Organized by the Shops at Legacy, the tree lighting ceremony is a delightful holiday tradition featuring Santa and much more.

The celebration brings enticing activities for the entire family including live reindeers, carolers, face-painting, train rides, caricature artists and a visit from Santa Claus, all while various musical groups and choirs will perform on three different stages. Merchants will also be hosting a variety of activities including special promotions both inside and outside their stores, and great deals for attendees to start their holiday shopping.

At 6:30 p.m. we will kick off the holiday season and light the Christmas tree standing 60 feet tall with over 15,000 sparkling lights.

Proceeds will benefit Children’s Medical Center Legacy. The Shops at Legacy will also be collecting toys to donate to the Plano Christmas Cops. The Plano Christmas Cops program is celebrating its 25th anniversary and hopes to assist many families in need in the Plano area.

The festival kicks off at 3 p.m on November 20 with fabulous entertainment and events throughout the afternoon for all to enjoy and the tree lighting ceremony will begin at 6:30 p.m. For more information about the event, please visit the website.

During the winter months there are generally less homes on the market which means less compition for you if you choose to list your home. Also consider that after October 1, 2011 relocation season for 4th quarter has begun. You need to  be listed in the MLS no later than January 1, 2012. You will see the most amount of home searches on Realtor.com in January of every year. This is true for Plano as it is within a short commute of North Dallas & Downtown Dallas where many of the international corporations are based.

I received our Netreis Activity Report (MLS) for September 2011 this week which covers all of the Dallas Metroplex. In respect of Plano the # of home sales are up 3% on same time last year, with the average sales price also up 3% to $271,141. The average days on market at all price points within Plano is 76 days.

In my experience homes priced within the $150,000 to $270,000 that are “move in ready” and staged well in Plano are selling within 60 days.
